Find comfort at these 5 best home rentals in Birmingham

Property standards and quality: We focused on rentals that meet high living standards, from cleanliness to well-maintained interiors, ensuring that each home feels welcoming and comfortable.

Location and accessibility: We prioritised properties in convenient areas of Birmingham, whether close to the city centre or in quieter suburbs, so travellers and long-term renters can find something that suits their lifestyle.

Pricing and value for money: We carefully compared rates, ensuring that the rentals offer fair pricing, whether it’s a short-stay apartment starting from £90 per night or family homes averaging £1,200 per month.

Flexibility and options: We selected rentals that cater to various needs, including business trips or long-term stays, with flexible contracts or self-catering options.

Customer support and extras: We considered landlords and agencies that go beyond the basics, offering clear communication and added perks like cleaning services or utilities included.

Finding a place to call home is a journey in itself. One week you’re convinced you found the perfect flat, and the next week the listing mysteriously disappears. It feels like speed-dating but with houses.

To help you avoid the hunt-till-you-drop chaos, we gathered the most reliable home rentals in Birmingham so you can focus more on moving in and less on struggling through listings.

How much do home rentals cost in Birmingham?

Places Birmingham focuses on key areas, including the Jewellery Quarter, Westside, and Edgbaston. This makes them a solid choice for those who want both style and convenience in city living.

The team boasts nearly 75 years of combined experience. They handle everything from long-term and HMO lets to serviced apartments, catering to a mix of students and families who prefer different levels of flexibility.

However, they don’t provide relocation extras such as moving support or school assistance, which can be inconvenient for anyone relocating from abroad.

Nonetheless, communication with tenants feels straightforward and dependable, with issues and repairs managed directly. The inclusion of bills in some rentals also helps with budgeting, especially for students managing monthly expenses.

What makes them stand out even more is their in-depth knowledge of every district in Birmingham. They often give renters personalised insights about neighbourhoods, commutes, and nearby spots that only true locals would know.

  • Covers prime districts like the Jewellery Quarter and Edgbaston

Makes the tenancy/renting process simple

“Having rented with Places for the last 2 years, and prior to this having rented with 5 other Birmingham based Lettings agencies over the last 10+ years, I can confirm Places are far and above the best. Jasmin and Fern have been an excellent team to deal with. Any issue or renting mishap is dealt with within a matter of a day, if not a couple of hours. Super responsive on emails, no unfair rent price hikes at renewal, no unnecessary deductions from deposit at the checkout process. Thank you for making the tenancy / renting process with you so simple and breezy. Best of luck with everything! Best, Jack”

Always supportive and responsive

“Stayed at The Cube apartment through Places Birmingham for a year. The team was always supportive and responsive with maintenance, and everything was handled professionally. Fern & Petra managed our checkout process smoothly, and we received our deposit back quickly with no delays. Great experience overall.”

Amber Court Lettings has been a trusted name since 2004. Their Selly Oak office manages everything from student flats near the University of Birmingham to family homes in central and southern areas, offering tenants a wide range of choices.

Their local focus stands out, especially with properties concentrated in areas like B29 and B17, where they know every street and landlord personally. The listing also feels well-managed, with an in-house maintenance team that responds to requests promptly.

The team also caters to a diverse range of tenants, including young professionals and families. This makes the search for long-term rentals much easier for anyone planning to stay in Birmingham for an extended period.

On the flip side, they don’t cater to short-term stays, which limits flexibility for renters seeking accommodations of 1 to 3 months. This could be inconvenient for business travellers or those relocating temporarily to the city.

But their niche support for first-time renters is impressive, which includes helping with documents and utility setup. The combination of HMO management, bill-inclusive options, and accessible offices demonstrates why they’ve earned such strong feedback over the years.

Pros

  • Over 20 years of experience in Birmingham rentals
  • Focuses on South and Central Asia
  • In-house maintenance and property management
  • Bills-inclusive student rentals
  • HMO and long-term rental specialists
  • Offers support for first-time renters

Cons

  • No short-term rentals available

They responded very quickly

“Really recommend this agency. I have already lost hope of finding a place to live. We are a family from Ukraine and it is difficult for us to understand some aspects of renting. They responded very quickly, showed the place and a day later gave an answer that the owner had approved it. They helped with documents and contracts for water, electricity, etc. I am really grateful, because I would never have done it myself. I feel more confident because I understand that I can contact them at any time and they will help. This is very helpful for us. Special thanks to Charlotte for her patience and help”

Exceptional service with professionalism

“I recently had the pleasure of dealing with Amber Court Lettings for the installation of a new shower and door at our rented property. They were incredibly helpful, coordinating efficiently with the landlord and the engineer. The team’s dedication and efficient communication made the entire process smooth and stress-free.

We are thrilled with the new shower, which has significantly improved our daily living and helped reduce water usage. It’s refreshing to see a letting agency that genuinely cares about the comfort and needs of its tenants. I highly recommend Amber Court Lettings for their exceptional service and professionalism.”

Modern, stylish, and super comfortable

“Really lovely house in a really easy to get to location. A little far outside of the city but very close to the airport and a very active bus service! Frahana Rashid was our coordinator for the house and was an absolute gem! Really quick and clear communication about any of our needs for the house. The WiFi code hadn’t been updated in the info they gave us and she was so quick to sort us out with the right info!

The house decor was so cheesy and adorable too, and I mean this in the best possible way. The little photo frames around the house with corny little phrases always made me smile! Other furniture and bedding were very modern, stylish and super comfortable. Would stay again in a heartbeat.

Highly recommended”

Fast with professional communication throughout

“Worked with Fro to accommodate our clients in several properties over the last few months while they worked on a large construction project in Birmingham. Excellent service from start to finish, with fast, professional communication throughout. Our guys loved the properties and would happily stay longer which says it all!

Will be using Birmingham Contractor Stays for all future accommodation requirements in  Birmingham and surrounding areas.”

Their rental portfolio reflects that heritage, with modern conversion apartments and executive homes. The listings often feature high-spec finishes and integrated appliances, catering to professional tenants who seek an elevated urban lifestyle.

Rental prices typically start around £1,400 per month for two-bedroom city apartments, placing Savills firmly in the premium bracket. The transparency in pricing and detailed listings on their site make budgeting easier.

However, one noticeable drawback is that Savills primarily focuses on long-term leases, with no short-stay serviced options available.

But the balance of global reach and local expertise is where the team manages everything in-house, from lettings to property management and corporate relocation. The process feels highly coordinated, making high-end renting remarkably smooth.

Pros

Things moved very quickly, and the response was fast

“I find Savills to be every tenants dream! I was attended to by Varinder Singh and she made things so easy. She demonstrated such an understanding of lettings and good advice and EXPLAINED EVERYTHING. I was really impressed. Things moved very quickly, response was fast! And they also show you alternatives in order to provide you with options. I’m sticking with Savills!”

Had a smooth and positive experience

“I recently rented a property through Savills, and had a smooth, positive experience thanks to Varinder Singh. She was professional, clear in communication and always quick to respond to my questions. Would definitely recommend her and Savills to anyone looking to rent.”

I would highly recommend Miriam and Life Residential.”
